In the likely event that an outside offer is brought to the table, Corporate America Relocation Services (CARS) activates the Amended Value (AV) program to close the sale using a process built on eleven key elements.

CARS takes full responsibility for managing the closing process, allowing the employee to focus on their new role and responsibilities, ultimately increasing productivity and reducing stress.

❓ What is an Amended Sale?

An Amended Value Option (AVO) home sale is used when an outside buyer offers the transferring employee a price higher than the value agreed upon with the relocation company.

At CARS, our goal is to help employees sell their homes quickly and at the best possible price.

If a Guaranteed Buyout (GBO) benefit is included in the relocation package:

✅ CARS matches the outside buyer’s offer

✅ We purchase the home from the employee at the new value

✅ We immediately resell it to the outside buyer

✔️ Maximum financial outcome for the employee

🛠️ How Does It Work?

📝 Step 1: Appraisals & Value Establishment

Following the initiation call, a CARS Counselor provides a list of ERC-certified appraisers.

The employee may suggest preferred appraisers for qualification.

The appraisal, inspection, and title search are completed within 30 calendar days of listing.

Appraisal Process:

Within 1 business day: Two independent market value appraisals are ordered.

If a third appraisal is needed, it's ordered from the next appraiser on the employee’s ranked list.

📈 Aggressive Market Strategy

After appraisals and listing, CARS implements a robust and proactive marketing strategy.
The amended sale process is reviewed with both the employee and the real estate agent during the listing review.

🧑‍💼 Agent Guidelines:

The employee cannot sign any offers

Listing instructions must be followed

The property is marketed aggressively to produce timely offers

📱 CARS Counselors are available 24/7, including evenings and weekends, ensuring that clients, employees, and agents receive timely responses at every stage.

📋 What Qualifies as a Bona Fide Offer?

To proceed with an amended sale, a bona fide offer must meet these requirements:

✅ Made in good faith

Not contingent on buyer’s property sale

✅ Free of unusual or unreasonable terms

✅ Not reliant on interim/special financing

✅ Net value meets or exceeds appraised value (accounting for incentives and deductions)

✅ Comes from a pre-qualified buyer with proof of funds

✅ Includes a sufficient earnest money deposit

✅ Aligns with appraisal and BMA findings

✅ Is unsigned by the employee

Offers falling below appraised value may still be considered with COR (Client of Record) approval.
